Everywhere I go people ask me, "Wally, what’s going on in the Walloon Real Estate market?" Well, after years of many successful transactions on Walloon and sharing my insights one-to-one, I am now collectively relaying this info to keep friends and neighbors up to date between visits.

What's missing?

You'll notice that only the Asking Prices are listed. I've been asked numerous times not to publish Sold Prices in a broadcast newsletter. I respect this request. This information is however, a matter of public record. Please contact me personally if you would like to learn more.

The "New Normal"

Walloon has averaged 18 sales per year since 2005 (with the exception of 2009 when there were 12). Last year's economic challenges prompted what we now refer to as the New Normal. Lenders have re-assessed the terms and conditions of how they lend. Prices have adjusted a bit downward, (yes, even on Walloon). And, buyers are far more value oriented.

2005: 18 Sales 2006: 18 Sales

2007: 19 Sales 2008: 17 Sales

2009: 12 Sales 2010: 16 Sales YTD

Note: There are currently 47 Homes and 9 Lots on the Real Estate market priced more than $350,000.

Number of Properties Sold at % of Asking Price

In some cases, buyers are making respectable purchases on Walloon properties

I often hear other real estate agents generalize that the Walloon Market is down 20% +/-. In turn, many people I talk to assume everything on the lake is down 20%. This is far from true. The above chart sheds light on what's really going on. Click to enlarge graph

The fact is, the lake has seen its share of "motivated sellers, in certain cases." But, Walloon is a special place and buyers know it. That special quality, combined with one-of-a-kind homes, is what has kept a majority of Walloon's sales prices strong.

When Do Sales Occur?

A popular misconception is that when summer ends, real estate sales drop off. But, the facts say otherwise. In truth, the seasonality of the market of years past is gone. There is no longer a regular slow period on Walloon!

So what's the best time to sell?

When you're ready, because buyers are doing the same. Even though many of them are here in June, July and August, the graph clearly illustrates that sales can happen all year long. Click to enlarge graphs

And, that's why my marketing efforts never rest.

Two Sides Of Every Sale

Obviously, there is the Buyer and the Seller. But, "behind the curtain" there is a Listing Agent and a Selling Agent.

The Listing Agent: Evaluates your property and strategically markets to potential buyers.

The Selling Agent: Works with Buyers and delivers an offer to purchase to the Seller and Listing Agent .

Guess what?!

Of the 32 transactions that occurred on Walloon Lake year-to-date (i.e. 16 Listing Agents and 16 Selling Agents), the Kidd & Leavy Real Estate company participated in a whopping 18!
